Our Broker/Owner is Eduard DePrato who has experience as an Investor, Developer and licensed Realtor in Edmonton having worked for Realty Executives (4 years), Re/Max (14 years), and was responsible for the creation of YEGPro Realty which he sold in 2017.

What’s the catch?
We get it. A new model that enables you to sell without being 'for sale' will be scrutinized. Our business is really quite simple. We weigh your home against recent area sales (called comparables) to determine its’ current value. We make you an offer that represents from 78 – 86% of the current value. Once we own the home we prepare it for sale and resell to a new buyer for the most money possible. Once we establish the true market value we deduct our fee and send the balance back to you. You get 92% of your home’s value without ever being for sale, and because we don't move in like a conventional buyer, you get to choose whatever possession day works best for you. Simple. Easy. Certain!

How can I be sure that I'll get 92% of my homes value and a Reconciliation Payment?
We make a contractual promise to you just like all the other terms and conditions in the sale agreement. As with any contract between two parties, you have the legal right to seek legal remedies for any terms that may be dishonored.

What’s the actual cost of selling to InstantSale.ca?
We charge you a service fee of 8% of the value of your home, plus the cost of any improvement or deficiencies that you don’t want to handle.

How fast will I recieve my offer?
Once you submit your information we will work on getting you an Offer Outline within 24 hours. We’re also available to answer your questions and step you through the process.

Do I get to choose my own closing date?
Yes, you get to choose whatever date works best for you. Where a traditional buyer intends to live in your home on a specific day, we don't so we can close whenever works. We can close any weekday from 15 to 90 days out. Sweetly removes the stress and cost of owning two homes, having to move twice, or placing your items in storage for any period of time.

Is the offer I get subject to commissions?
You don’t pay commissions when you sell to us. We profit from the service fee we charge against the resale value of your home when we resell it. IF YOUR HOME IS LISTED WITH ANY BROKERAGE you are obligated to honor the terms of that listing agreement until it expires. That contract likely requires you to pay a commission to the listing agent/brokerage you hired. We recommend that you advise your agent of your intent to request our offer and discuss with them before you accept our offer.

How do the improvements I made affect the value of my home?
Improvements, additions and renovations are important factors for us to consider when determining the current value of your home as compared to others for sale or sold. Please tell us about them and include as many pictures as possible.

Where are you currently buying homes?
For now, we are only buying homes within the Edmonton area.

What types of homes are you buying?
No homes are disqualified in absolute terms but we are being selective with what homes to buy. We’re currently most interested in buying single family homes of 850 square feet or more, with 2 or more bedrooms above grade. For now, the homes we buy should have a value of not less than $280,000, but not more than $500,000. This criterion is likely to change over time.

What types of homes will you absolutely NOT buy?
Homes we buy must be vacant on possession date. We cannot assume any tenancies. We can’t buy any homes that require significant work such as foundation problems, etc.. We also cannot buy a mobile home or other type of property that doesn’t include title to land or a city lot - At this time we are not buying any condominiums, or commercial property.

Is this a Guaranteed Sale program?
NO! A Guaranteed Sale is basically a marketing tool some agents use to get your listing. Sweetly provides you a clean offer and an actual SALE! No listing required. Guaranteed Sale programs require you to list the home for a period of time, then if the Brokerage buys your home and resells for more – they keep that profit.

Should I include photos of my home?
YES! We consider every home carefully and photos help us understand the condition and unique appeal of your home. Send photos!

What if my property is rented and I can’t get photos?
It’s no problem. We can move forward without photos but please remember that we cannot assume tenants so you’ll need to ensure that the home is vacant on possession day.

Will you still make an offer even without photos?
Yes. Photos are not required but they will help us understand the value of your home. If there aren’t reliable comparables available, we might need photos and will let you know.

Does your offer expire?
Yes, Our offer is good for 4 days from the time it’s sent. You’ll have time to consider your options and even speak to a lawyer if you want but because the market is always moving we can’t keep an offer valid for very long.

How long will the selling process take?
You’ll need to order a pre-sale home inspection and if you don’t have it, you’ll need to get a Real Property Report (RPR). These take time. We normally allow for 1 week (7 days) from the time the offer is written to get us the pre-sale inspection on your home. We need a week to review it, and we can complete the purchase as soon as 15 days after that. For a closing date, you should choose any weekday at least 15 to 90 days out from when we start the process. Closing sooner can happen but we’ll need to move quick. If you need to close sooner, please let us know.

What happens to my house after you buy it?
We resell it. But first we do any light improvements needed to ensure the home shows its best. We take photos and measurements, introduce the home to the buying public, post the home on the MLS, hold open houses, book showings and deal with agents and buyers who want to see it or get information. We negotiate with buyers, coordinate appraisers and book inspectors - Basically, we do all the work, pay for all the holding costs and handle all the stress associated with selling a house.

Is my information secure?
Yes, we don’t discuss or disclose your sale price, your reasons for selling or anything else with anyone for any reason. The only time we might share your name and contact information is with your consent - should you want our assistance with anything do with the sale of your home.

How do you determine the price you’ll pay?
Our offer is based on the EXPECTED CURRENT VALUE. We compare your home to others in the area and assess what it should reasonably sell for and our offer is based on that assessment.

Are there any other costs I need to be aware of?
Yes, you’ll have to pay for a lawyer. You’ll need to order a pre-sale inspection and share that report with us – Note that if you don’t sell to us for any reason you can use that report for any other interested buyer too. And if you don’t have one, you’ll need a Real Property Report (RPR). You’ll also be responsible for your own moving costs.

How does my offer compare to actual market value?
Our offer is not an appraisal. Our offer will be 78 - 86% of what we feel the home will currently sell for on the open market. Once we resell it and know the exact market value we subtract what we’ve already paid you and our fee, then send you a reconciliation payment for the balance. You net 92% of your home’s value.

Do you negotiate on your offer price?
Yes, If you feel like we’ve missed something about your home that makes it worth more than our offer price please bring that to our attention.

How do I accept the offer?
You simply sign and return the executed contract to us when you’re ready to go, but please remember that your offer is only good for 4 days from when we send it.

Can I change the possession date after we sign the offer?
Yes, it does’t matter to us when we close so if you need more time just let us know and we can make that change. Possession must only be within 90 days of having accepted our offer.

Will you want to see my house in person?
Yes. Once you decide to move forward with Offer Outline, one of our licensed Realtor closing coaches will contact you to view your home.

Who does the inspection on my home?
You get to choose your inspector. We recommend the 4 inspectors below because we trust their work and they’ve offered a discount to the clients we send. Please contact any of them for the inspection.

What happens if the inspector finds problems in my home?
Don’t worry. We are not a nervous buyer. Home inspections most often (actually always) yield some kind of deficiency or maintenance requirement. Once we know what those are you can attend to them on your own or we can offset the costs and we’ll handle it after closing. If there’s something seriously wrong with your home (like a faulty foundation) we’ll likely need to pass on buying your home as we simply don’t have the expertise or resources to deal with substantial issues of that sort.

When will I need to move out of my house?
You’ll need to provide clean, vacant possession on the closing day.

Can I take any appliances?
Yes, but please note that all of the appliances (Chattels) listed on the contract need to stay with the home. These will normally include the Fridge, Stove, Hood fan, Washer and Dryer, Window coverings, Garage door opener and remotes, built in speaker systems, closet organizers, etc. If any of these items are important for you to take with you, you’ll need to ensure that are not included in the sale.

How does my mortgage get paid out?
Your lawyer will pay out the mortgage using the funds we pay for the home – you’ll get the difference.

If I sell my home to you, will you represent me on my next purchase?
YES! We do this all the time! In fact, We’ll earn a commission on your purchase, so if you tell us in advance that you’ll buy with us, we’ll even pay an extra $1000 on the purchase of your existing home, and make sure that your dates all line up property to minimize the impact your move will have on your life.

How are you protected against someone leaving the home in a mess or removing the items to be included in the sale?
We use a holdback. Your sale includes a $5000 holdback which you get within 5 business days after closing. We do a walkthrough to ensure that the appliances are there and that the house is clean. Once we confirm that, your holdback is released in full.
